Smithfield Square is a largescale residential scheme for developer St James. Situated in Hornsey, North London, the apartments are ideally located close to Alexandra Palace and the neighbouring London villages of Crouch End, Muswell Hill and Highgate. The development forms part of the regeneration of the wider area and comprises a mixture of heritage and contemporary architecture, designed to preserve the best of the existing site, whilst enhancing it with new build additions.

JRA’s scheme comprises 440 apartments across four buildings, located within extensive landscaped grounds between apartment blocks and at the gardens of Smithfield Square and The Quadrangle. Other amenities across the site include an exclusive fully equipped gym, concierge service and an onsite Sainsbury’s superstore.

Smithfield Square integrates luxury and affordable housing, with a 60/40 split and all apartments are compliant to the Code for Sustainable Homes, ensuring the buildings are sustainable and benefit from reduced running costs. JRA pursued a number of interventions including designing highly insulated building envelopes, integrated renewable energy, brown roofs, and low energy lighting throughout.
