Overview

Old Park Lane Management, on behalf of Centerpoint Properties, appointed JRA to prepare feasibility studies for a two storey office extension at 25-27 St George Street. The site is located in the City of Westminster and within the Mayfair Conservation Area.

The proposals at 25-27 St George Street are part of a land use swap package with 17 Old Park Lane, another site located in Mayfair, owned by the client. The project is intended to improve the operational efficiencies of both buildings with substantial retrofit and upgrades to both schemes.

The proposed designs replace the existing residential units on the upper two floors with modern office space by matching the existing lower floors, resulting in eight floors of office space. In addition, the proposal includes a number of terrace spaces to introduce green roof pockets, primarily to increase the urban greening factor, the wellbeing of the occupants, and local biodiversity.

The 25-27 St George Street green building passport includes BREEAM Outstanding, NABERS (Design for Performance), WELL Platinum (Shell and Core), circular economy approach, ECP ‘A’ rating, and embodied carbon targets based on LETI recommendations.
