JRA refurbished DSQ 9, a grade II listed office building. Spanning 7,300m2, the former warehouse is set within the Devonshire Square Estate located at the eastern edge of the City of London, which comprises a combination of grade listed and 1980s office buildings.

At DSQ 9, the practice created a new, boutique reception on the ground floor that features a rich palette of materials and bespoke artwork. The office accommodation was brought up to CAT A standard across levels one, two, three and five. The designs capitalised on the original brickwork and period warehouse features, taking cues from the building’s 18th century heritage and the wider estate.

JRA prioritised sustainability on the project, achieving BREEAM ‘Excellent’ through a range of measures, including a new plant strategy at basement level, maximising reuse of materials and retaining as much of the existing building structure as possible. DSQ 9 now forms a destination workplace, with benchmark estate facilities to BCO specifications.

The refurbishment of the building follows JRA’s completion of the renovation of the grade II listed warehouse DSQ 11 and the refurbishment and extension of DSQ 8 for Blackstone in 2019, as part of repositioning works across the Devonshire Square Estate
